  • Fix-and-flip — purchase + renovation funding

  • Beating cash buyers — speed wins bidding wars

  • Non-qualifying properties — no C.O., distressed condition, etc.

  • Bridge financing — gap between selling one property and buying another

Key Terms to Know

  • LTV (Loan-to-Value): Loan amount vs. property value — typically 60–75% for hard money

  • ARV (After-Repair Value): Estimated value once renovations are done

  • Points: Upfront lender fee (1 point = 1% of loan amount)

  • Draw Schedule: Renovation funds released in stages as work is verified

  • Exit Strategy: Your payoff plan — sell, refinance, etc. Lenders ask this first.
